Description
This course provides REALTORS with a practical introduction to historic districts and the professional considerations involved in the sale, purchase, valuation, and stewardship of historic properties. Participants will examine the purpose and significance of historic districts, including the distinction between properties that are merely old and those recognized as historic for their cultural, architectural, or community value. The course will review historic districts in the East Lansing area, with attention to how district designation can affect buyers, sellers, and property owners through regulatory requirements, potential fines and fees, and risks associated with deferred maintenance, demolition by neglect, and unauthorized alterations. Instruction will also address proactive strategies for compliance, restoration, maintenance, and informed decision-making. The course concludes with an appraisal and real estate practice perspective, equipping REALTORS with business-relevant knowledge about the opportunities, challenges, and client guidance considerations associated with historic properties
